  • A builder warranty can be for one or two years or none at all. For new build homes for sale this will generally be for two years and covers all defects. However, it is dependent on whether a ‘New Home Warranty’ exists to underwrite it, or whether a contract exists outlining a period of coverage.xt goes here

  • A builder’s warranty works on the basis that any defects/issues are notified to the builder who should rectify the problem. However, unless underwritten by a ‘New Homes Warranty’, any outcome will be based upon the builder’s interpretation and any contractual obligations.

  • This will vary based on any contractual obligation and/or the builder’s interpretation.

  • You don’t! Unless it is contractually agreed, or underwritten by a ‘New Home Warranty’ - both of which should stipulate notification requirements.

  • The builder or developer, depending on the contractual situation.

  • Builders won't provide a 10 year warranty, however, any property being constructed for sale and subject to mortgage requirements will require a ‘New Home Warranty’ covering the 10 years. These are policies providing various levels of cover and underwritten by an insurer.

  • Yes, but only if a new build property is being offered for sale.
